Brockton — Brockton’s newest hotel, 4 stories, 78 rooms Tru by Hiltonaiming to open by the end of summer.
Mahavir Patel of KARM Hospitality said his company chose Brockton for the $11 million investment because it is poised for growth.
“We desperately needed a new hotel,” Patel said last Thursday, noting that the city’s hotels were aging.
The new hotel is being built at Westgate Mall, next to Seals MRI and where the mall is adjacent to DW Field Park. The proximity to Route 24 will help attract leisure and business travelers, such as those attending games and concerts at Gillette Stadium, Patel said.
What is Tru by Hilton?
Hilton owns 19 hotel brands. Tru, launched in 2016, is aimed at the middle market at a slightly lower price than, say, Hilton’s established Hampton Inn brand. This is the second true case in Massachusetts. The first one, in ChicopeeWe were charged about $116 for a room with two queen beds.
Tru aims to appeal to millennials and travelers looking for sophisticated design at low prices. The rooms are smaller than other mid-range hotels and lack closets. Patel said the hotel will offer an outdoor pool, business center and free hot breakfast.
City tax reduction of $431,000.
This project benefits from tax breaks.Last summer, it won the coveted spot State Economic Development Incentive Program, in the form of “tax increment financing.” The new property value created by the project is taxed at a lower rate and decreases over time. The 10-year tax break is worth more than $431,000.
This tax cut played an important role in attracting hotels.
“Without this project, it would have been very difficult to do this project,” Patel said.

Plans for hotels that will not accommodate homeless people or refugees

Asked about new hotels participating in the state’s emergency assistance program, Patel said it was not a business plan.
“We can’t imagine going down that path,” Patel said.
Homeless people sometimes camp next to DW Field Park. Brockton officials requested a 10-foot-wide vegetated buffer between the hotel and the park to prevent access.
In Brockton, 168 families live in traditional shelters. In Stoughton, 14 families have taken shelter in traditional shelters and 138 families are staying in hotels. Three of her families live in a traditional shelter in Bridgewater.
Patel said once the hotel is up and running, it will need to hire seven or eight full-time employees, and up to 20 total including part-time workers. The builder will find a Hilton-approved company to operate the hotel.
